This deceptively named rezoning application is an attempt to rezone agricultural land in the heart of Nokesville for Heavy Industrial development.
The developer is requesting to rezone around 230 acres of agricultural land for Heavy Industrial development. This project has numerous issues which are explained below.
Threatens Our Schools
The proposed heavy industrial development is in close proximity to the Nokesville School and the Brentsville District High School. It will have a detrimental impact on our school children by bringing significant air pollution, noise and heavy industrial traffic to our schools.
Traffic Issues
This area already has a significant problems with dump truck activity and heavy industrial traffic. Allowing further heavy industrial development worsen existing traffic safety issues and negatively impact the quality of life for county residents.
Impact on County Parks
This location is completely inappropriate for heavy industrial development given that it is right next to the Nokesville Park. This park is a pillar of the local community that is visited by tens of thousand of people each year. This proposal will harm our county tourism industry by reducing the desirability of the soccer fields, baseball fields and equestrian facilities at the park.
Environmental Damage
This development will negatively impact the environment by destroying habitat of the Northern Long-eared bat., which is a federally endangered species.

I am writing to express my strong opposition to the proposed heavy industrial rezoning in Nokesville. This development raises significant concerns regarding its impact on our environment, schools, and community quality of life.
The proposed development is also in close proximity to the Nokesville School and Brentsville District High School, raising serious concerns about the health and safety of our children. Increased air pollution, noise, and heavy industrial traffic near schools will create an unsafe and unhealthy environment for students, teachers, and families. This area already struggles with significant dump truck and heavy traffic issues, and further industrialization will only exacerbate these problems, compromising traffic safety and the quality of life for all residents.
Additionally, this location is entirely inappropriate for heavy industrial use given its proximity to the Nokesville Park. As a pillar of our community, this park attracts tens of thousands of visitors annually and supports tourism through its soccer fields, baseball fields, and equestrian facilities. Industrial development in such a sensitive location will diminish the park's appeal, harming our local tourism industry and reducing recreational opportunities for residents.
This rezoning proposal threatens an endangered Northern Long-eared Bat habitat, an important component of our local ecosystem. Allowing industrial development in this area undermines efforts to preserve biodiversity and protect a federally endangered bat species that is already at risk.
I urge you to carefully consider the long-term implications of this rezoning proposal and prioritize the well-being of our community, schools, and environment. There are more suitable locations for industrial development that would not threaten critical habitats, endanger schoolchildren, or disrupt a beloved community park.
